Flagship service

Room-level occupancy and condition detection.

The service most operators start with: a single, current, photo-backed status for every room and bed you manage.

The problem

Building-level averages hide the rooms costing you money.

A block reported at 92% occupancy tells you nothing about which eight rooms are empty, whether they are lettable, or how long they have been that way. Meanwhile the rooms with slow-developing damp or damage are invisible until a tenant complains or a deposit is disputed.

Habyta replaces the average with the specific. Each room carries a status, a last-verified date, the imagery it was derived from, and any open actions against it.

What you get

Four outputs, per room.

Condition status

Clean, needs work, or unfit — with the detection and photo behind it.

Occupancy state

Occupied, void, held, or in turnaround, with days in state.

Open actions

Work orders raised, assigned, and closed against the room.

Evidence trail

Dated imagery for deposits, client reporting, and safety audits.

In practice

What a pilot looks like.

Weeks 1–2 · Mapping

We import your room register and match it to your buildings, floors and bed types.

Weeks 3–6 · Capture

Site teams photograph rooms during normal inspections; no new hardware, no separate rounds.

Weeks 7–12 · Review

We report void nights recovered, turnaround time, and detection accuracy against your inspectors.
